Despite media reports, negotiations are still ongoing and nothing is final. Leadership is still working to find a way to bring credit to Senate floor and pass it. Getting a loan on a condo is tough!   10/21/2009 10:43 PM
Trying to get financing on condos is getting harder and harder. In order to do an FHA loan the community needs to be FHA approved and it must meet FHA guidelines. Buyer's agents please make sure to verify this before you submit an offer and listing agents please find this out before entering the listing on MLS. Not only do we have to worry about FHA, but conventional too! Here's the conventional requirements:

Typically if putting less than 20% down, the Buyer needs a 720 FICO and 41% debt ratio and 2 months reserves

The condo itself:

1.Cannot have more than 30% investor owners
2.One person or entity cannot own more than 10% of the units
3.If it's a condo conversion, it must be complete
4.It must be warrantable, aka pass the condo cert.
5. No more than 15% can be delinquent on the HOA

Come November 1st, guidelines are changing again! Cash is definitely king when it comes to condo purchases!
